What’s the cost?

Our service costs just 3 days’ rent. We pay you the 6 weeks’ rent via your existing property manager, so the 6 weeks’ rent is also subject to any regular property management fees you pay your property manager. Otherwise, there is no interest, no fees and no additional charges.

Tenancy

Ownership

  • Maximum of 2 individual owners. Agreement from all owners required
  • Credit score ≥ 600 (don't worry, this won't impact or show on your credit file)
  • FutureRent pays you 6 weeks' rent upfront and enters into a type of lease that allows FutureRent to collect a fixed amount of rent once a new tenant is found. If a tenant can't be found in 30 days, FutureRent will work with you and your property manager to find a new tenant.
  • Once a tenant is found, your property manager will split the rent between you (75%) and FutureRent (25%), until FutureRent collects the 6 weeks' rent it paid upfront, plus a fixed cost of 3 days' rent. After 6 months of rent payments, everything returns to normal.
  • Technically, the new lease with the incoming tenant will be signed by the property manager on FutureRent's behalf because FutureRent has a head lease. At the end of our agreement, the lease with the tenant automatically becomes a direct lease with you.
